Rare greenfield industrial site in new Drury development

The opportunity to acquire a greenfield industrial site in a popular new development in Drury is being offered by CBRE.

Lot 54, Jack Stevenson Road, in the Drury South Crossing development, is being marketed for sale by Claus Brewer and Paul Steele of CBRE’s Auckland industrial and logisitics team, for sale by deadline private treaty closing at 4pm on May 26.

With most lots in the Drury South Crossing development already sold out, the 9,445sqm of development-ready land on offer is expected to be in high demand, says Brewer.

“This is a great opportunity to invest in Auckland’s boom location, right by State Highway One. The shortage of developable land in Auckland’s established industrial areas means options are extremely limited for occupiers looking to design and build new facilities. Many such occupiers are now turning to well-connected alternative locations such as Drury, which is resulting in development in the area taking off.”

With $12 billion of government infrastructure investment and millions more in private investment happening in Drury, the area is becoming a location of choice for industrial property occupiers needing convenient access to both Auckland City and the Waikato/Bay of Plenty, Steele says.

“Drury South Crossing is located within easy access of two motorway interchanges to State Highway One, at Ramarama and Drury. For occupiers facing a supply-starved industrial land market in Auckland, this location is emerging as a highly viable alternative, especially for those businesses which operate between the Auckland – Hamilton – Tauranga triangle.”

Titles are now being released and eight sites are already under construction at Drury South Crossing, as the area’s transformation begins to seriously take shape. With the title for Lot 54 due in September 2022, the door is open for buyers looking to design a new facility, acquire consent and commence construction in the near future.

Offered with freehold tenure, Lot 54 features a 65-metre long road frontage and is fully serviced with water, waterwater, stormwater, fibre & power. Light industry zoning means the flat and regular-shaped site could be ideal for a range of occupiers in sectors including manufacturing, logistics & warehousing and trade retail, says Brewer.

“Occupiers at Drury South Crossing will be joining the ranks of high-profile national businesses which have committed to building here, including Bidfood, Plumbing World, Cardinal Logistics and Bunnings Warehouse.”

The industrial lots at Drury South Crossing are part of a 361 hectare mixed-use precinct that aims to bring community and industry together, within the existing landscape adjacent to the Hunua foothills.

On completion, the development will include a business hub with retail and commercial services, as well as the Hunua Views residential development being constructed by Classic Builders. Drury South Crossing will also include around 90 hectares of green space and parkland, Steele says.

“The development is being carefully planned to create a vibrant, high quality environment where businesses can be located near where their people live, with the provision of retail, services and open space creating a high degree of liveability for both residents and workers.”

Other notable activity in Drury includes Kiwi Property’s town centre development, which it plans to construct on 51 hectares of land incorporating the historic Flanagan’s Homestead. This major development is planned to include homes, shops, offices and community facilities.

Drury South Crossing is located around 30 minutes’ drive from central Auckland and Auckland International Airport. Hamilton is around one hour to the south, with Tauranga just over two hours away. This places the development in a central position relative to 60 per cent of the North Island’s population.
