Michael's experience was founded in Auckland’s general commercial markets before working in Dublin for 12 months. On his return to New Zealand in 2002 he diverted his attention to the aged care sector after joining CBRE that same year.
While CBRE has been valuing aged care assets in New Zealand since 2002, the company established a specialist Retirement Housing and Healthcare business line from the beginning of 2006, the first seen in the country, dedicated to providing valuation and advisory services within the retirement housing and healthcare sectors. This division, which Michael leads nationally, caters for both portfolio and individual investor needs.
During 2008 Michael compiled a comprehensive national retirement village database and completed in-depth research into the supply demand dynamics of the New Zealand market. Following this research he presented the findings at the Retirement Village Association of New Zealand 2008 conference and then co-authored the article “Retirement Village Supply & Demand – A Short Term Headache” which was published in ‘Retirement Views Winter Edition 2008’, a national publication produced by the Retirement Village Association of New Zealand.
In 2009 CBRE pioneered the first retirement village classification system tailored to the New Zealand market for use by and the benefit of the wider industry. In April 2015, CBRE released a research flyer to the market titled ‘The New Zealand Retirement Village Sector Construction Activity’ setting out macro trends in the Retirement Village sector including build rates, unit numbers, penetration rates and the sector’s proposed development pipeline. This was updated in early 2017.
Michael has a keen interest in the sector and now holds a reputation as one of New Zealand’s leading retirement village valuers with his specialisation extending to:
- Retirement villages
- Rest homes including dementia and geriatric hospitals
- Specialist medical clinics
- Private surgical facilities
- Rehabilitation centres
Michael has appeared as an expert witness in arbitration and the High Court.
CBRE as a company is dedicated to the aged care sector and has been an Associate Member of the Retirement Village Association of New Zealand [RVA] since 2006 and an Affiliate Member of The New Zealand Aged Care Association since 2007.
