Despite a market environment characterised by cautious investor sentiment and stubborn interest rates, we were able to leverage the unique strengths of Springlands Shopping Centre to secure a competitive result for our client, a local family trust.
Springlands Shopping Centre offered a compelling investment opportunity situated in the heart of Blenheim, the largest town in the Marlborough District. Its prime location on State Highway 6, a major arterial route with approximately 15,000 vehicle movements daily, ensured excellent profile.

The property comprised six contiguous freehold titles across approximately 21,552sqm, offering flexibility for future development and intensification. The centre featured a diverse tenant mix, anchored by Woolworths supermarket, alongside speciality retail, hospitality, healthcare tenancies and surplus development land. This diversification mitigated risk and ensured a stable income stream with potential upside.

Anchored by Woolworths, other tenants included: Springlands Medical Centre, a well-established local healthcare provider; Unichem Pharmacy, part of a renowned chain; Speights Ale House, a popular hospitality brand; and various speciality operators that enhanced the centre's community appeal.

Our strategy for Springlands Shopping Centre was rooted in a comprehensive understanding of the investment market, prevailing economic conditions and knowledge of active capital mandates. Highlighting Blenheim's robust economy, low unemployment rate (2.3%), and active residential development created a favourable investment environment as investors looked to again test the market.
CBRE's strategic marketing approach was pivotal in generating substantial investor interest. We highlighted the asset's prime location, the Woolworths covenant, and the site's future development potential in a well-known regional location. Our national reach and access to capital attracted a diverse pool of potential buyers.
The campaign, led by Managing Director Tim Rookes, and Director Cameron Darby, culminated in the successful sale of Springlands Shopping Centre for $9.5 million, showcasing CBRE's ability to demonstrate the regional ‘value-story’ and achieve successful results in uncertain times.
