- Compared to the previous quarter, there have been fewer launches, completions, and abandonments. Presales were also lower, at 11.
- Two presales occurred in a small suburban speculative build that is nearing completion. The remainder occurred in Fringe projects at prices in the $20,000-$30,000 per sqm range.
- Unsold stock in the pipeline has hit a new record low of 765 units that are available to buy.
- Residual stock in older completions had seen a quarterly absorption rate of around 5% (i.e. 21 units) however the addition of four freshly completed buildings with 40+ units available in each has offset this, lifting the total from 428 units to 628 units.
