Matt Hockey and Chad Crenfeldt-Smith from CBRE's office leasing team are exclusively marketing the two contemporary tenancies on level 15 of 88 Shortland Street, comprising a 731sqm space and a 253sqm option suitable for smaller occupiers.
Both suites have been fitted out by award-winning commercial interior design firm Stack and are set up for immediate occupation, with desks in place and layouts designed to support contemporary business operations, said Hockey.
"These opportunities stand out as a unique proposition in the CBD, with both suites ready for occupiers to move in and start operating straight away. Every aspect of what tenants require from a premium-grade fit out has been carefully considered and executed by Stack. The result is exceptional, high-quality office space for businesses wanting a polished workplace environment."
The suites also offer occupiers a distinct financial advantage compared with the usual costs of relocating, by removing the significant costs for tenants associated with taking on a full fit out project themselves, he said.
The larger 731sqm tenancy includes around 60 workpoints with sit-stand desks. Its layout gives the new occupier a strong front-of-house presence, supported by larger meeting rooms suited to external client meetings. The space also includes smaller internal meeting rooms, video call rooms and informal collaboration spaces.
The smaller 253sqm tenancy includes two meeting rooms, a kitchen and breakout areas, with open plan work space for around 20 workstations.
In both suites, Stack's interior design draws on the location's historic relationship with Auckland's foreshore, using soft curves, earthy tones and layered textures to reflect the meeting of land and water. Natural materials, plantings and warm timber accents have been used to create a calm, contemporary workplace setting with a distinct sense of place.
Crenfeldt-Smith said the contemporary, attractive fit outs will be a key factor for businesses aiming to achieve good office attendance rates among staff, while also making a strong brand impression on clients.
"A lot of tenants are looking for offices that feel considered and current. Purely functional office space just doesn't cut it anymore. These tenancies offer highly attractive environments and layouts that readily support different work modes, from focused individual tasks through to team collaboration and external meetings."
Following a significant multi-million dollar refurbishment, the Shortland & Fort tower as a whole provides premium workplace amenity in the downtown core. Its upgraded Shortland Street lobby has been designed to provide a hotel-style arrival experience with enhanced hospitality offerings, a complimentary business centre and a tenant-exclusive gym.
A new Fort Street entry has also improved the building's connection through to Britomart and Commercial Bay, with the nearest train station entrance only 150 metres away.
Hockey said the building's strong amenity is a major part of the leasing proposition.
"Shortland & Fort offers the sort of arrival experience and tenant facilities that occupiers expect from premium offices. The dual street entry points, upgraded lobbies, business centre, gym and end-of-trip facilities all add up to a highly desirable tenant offering."
Location is another key drawcard, with train, bus and ferry connections all within a short walk. Commercial Bay's retail and food offering is also nearby, along with the cafes, bars and hotels that underpin the core CBD's appeal to office occupiers.
Crenfeldt-Smith said the combination of a ready-made fitout, upgraded building and a prime CBD address is hard to replicate in the current market.
"Vacancy is very low in the premium grade sector of the market in Auckland. There are very few opportunities available where a tenant can secure space in a premium building, with a brand new fit out and excellent connectivity within the downtown precinct."
