Waterfront office duo hits the Auckland market

CBRE's Brent McGregor and Brad Ross are marketing the portfolio on behalf of the vendor, Quattro Real Estate. Acquired by Quattro Real Estate in 2018 and comprehensively refurbished, the two six-level buildings have a combined net lettable floor area of 5,619sqm with floor plate sizes of 502sqm and 435sqm.

The refurbishment programme has created what CBRE describes as among the highest-quality boutique office offerings in Auckland's CBD. This is reflected in rental rates tenants are prepared to pay for this location and quality, said McGregor, Executive Chairman of CBRE New Zealand.

The portfolio's absolute waterfront position, overlooking the Viaduct Harbour with uninterrupted vistas that cannot be built out, places it within one of the most sought-after office addresses in New Zealand, said Ross, Associate Director of Capital Markets at CBRE.

The portfolio's occupier mix reflects its position as a premier CBD address. Tenants across the two buildings include MitoQ, Ray White, Summerset Group, Willis Bond, China Forestry Group and Pax8.
The precinct more broadly attracts leading New Zealand family offices including Tramco Group, Wyborn Capital and Oyster Capital, alongside global Fortune 500 companies such as Google, Microsoft and IBM, and major New Zealand corporates including Fonterra, Air New Zealand and Beca.
The assets generate a combined current net annual passing income of $2.05m, with an estimated fully leased net annual income of $2.85m. With portfolio occupancy at 80% across 5,619sqm of net lettable area, the offering presents a clear value-add pathway for the incoming owner alongside a low future capital expenditure profile, a result of the extensive investment already committed to the assets since 2018.
Both buildings are held on perpetually renewable leases from Viaduct Harbour Holdings Ltd, with ground leases running to September 2038 and rights of renewal in perpetuity at 20-year intervals. The next ground rent review across both titles falls in October 2028.
The portfolio provides 64 dedicated car parks at a ratio of one park per 88sqm of net lettable area, a real advantage in the CBD where parking supply is constrained. Basement car parking is available across both buildings.
