Key Findings

  1. Recent housing market demand

    Valuers across New Zealand have reported a moderately balanced housing market in Q1 2025, with 57% of CBRE Valuers indicating moderate demand and 41% indicating soft demand across their respective markets.
  2. First home buyers are active

    All but two of the valuers surveyed noted first home buyers as one of the most active buyer profiles in their area. This is a heartening result given New Zealand’s internationally recognised housing unaffordability.
  3. Standalone houses are popular

    Standalone houses, recently renovated properties, and new standalone dwellings have experienced an increase in demand. In Q1 2025, 57% of Valuers reported increased demand for standalone houses, and no valuers reported a decrease in demand for this typology.
  4. Declining interest rates are lifting demand

    Demand expectations are overwhelmingly positive with all valuers surveyed reporting that they expect demand to either remain the same or increase in the next 12 months. This is based on the view that declining interest rates are paving the way housing market recovery.
  5. House value lift expected in the next 12 months

    Two thirds (67%) of valuers surveyed expect house values in their area to increase by up to 5% in the next 12 months. A further 26% expect prices to be stable.
  6. Stability expected for lifestyle properties

    Over half of valuers expect lifestyle property values to remain stable over the next 12 months. For valuers expecting a change in pricing, almost all are expecting a small value uplift of up to 5%. Relatively few valuers are expecting larger changes in pricing.
  7. Vacant land also expected to be stable

    Although market conditions have been difficult in the past few years, 63% of valuers expect vacant land values in their area to remain stable over the next 12 months. This is symptomatic of a recovering market as the economic cycle improves.
  8. No major market imbalance

    Expectations of future supply to the market for the next 12 months indicate a steady or increasing stream of new listings. 49% of valuers anticipate supply levels of properties for sale to increase, and a further 40% expect this to remain the same level as it is currently.
